2024 Annual Report

Dear Winston Ridge Homeowners,

The Winston Ridge Homeowners Association (HOA) Board is pleased to present its first Winston Ridge HOA
Annual Report to our membership. This covers the period of September 1, 2023, through August 31, 2024.
While the establishment and organization of the Winston Ridge HOA began two years ago, the Board is now
fully functioning and in compliance with North Carolina State Laws governing Homeowners Associations. For
the purposes of this report, in-depth information is found on two websites: ELITE (E) https://emp.cincwebaxis.com/139
or WINSTON RIDGE (WR) https://winstonridge.org/. There are specific documents related to items identified
in this report and we identified them thusly, E or WR including (a specific site location). The business
undertaken this year has resulted in the following:

  • Required Annual Meeting Conducted – ref. E,WR (Community Documents/Minutes/2023)
  • Implementation of Financial Policy – ref. E,WR (Community Documents/Legal Documents)
    • Bid and Renewal of contracts: Landscaping, Insurance, & HOA Administration
    • Establishment of and diversification of Reserve Accounts
  • Acceptance of a professional Reserve Study ensuring funds for future maintenance of infrastructure will be on-hand as required ref. E,WR (Community Documents/Homeowner Documents)
  • Monthly tracking of Adopted 2023-24 Budget ref. E,WR (Community Documents/Budget and Monthly Financial Reports).
  • Establishment of seven working committees, their assignment to a Board Liaison, and associated responsibilities formalized WR (Committees)
  • Established an active and friendly website Living on the Ridge ref. WR (https://winstonridge.org/)
  • A Survey of HOA members was conducted with 227/419 households responding. Results are located on our ref. E,WR (Community Documents/Homeowner Documents)
  • Installation of Plantation pool fence to comply with Franklin County Public Pool Ordinance enabling year-round use of Activity Center and patio by residents
  • Improvements at the Plantation Pool are installation of second fob entry; installation of saltwater system, installation of patio fans
  • Improvements to Plantation Activity Center are installation of furnishings, fans, kitchenette, sound mitigation, and enabling use of public restrooms again to gain year-round use of Activity Center
  • Purchase, installation, and training on AED Devices (Pediatric and Adult) at the Plantation pool
  • Maintenance items addressed include winterization and opening of pools, pool inspections, installation of new pump at Listeria pool and the Plantation pool, additional handrail and repair of lift chair at Plantation pool. Other maintenance includes a request for missing street signs and researching re-pavement of RT.96 entrance.
  • Opened discussions with Franklin County Water & Sewer regarding on-going water issues

As a Board, we are especially aware of our fiduciary responsibilities to homeowners.

The HOA Board Members have an attendance of 96% at our monthly meetings {(E, WR) (Community Documents/Minutes)}. In addition, we work and continue to inform ourselves on your behalf, estimating that we have provided a minimum of 560 hours to our community this year for a value of $17,971 (ref. indepentsector.org).

We wish to recognize the following retiring Board member; Peter Anderson thank you for your talented and consistent efforts on behalf of your neighbors.

Our work would not be possible without your gracious support as a homeowner, and we consider it a privilege to serve you. Your input and participation on HOA committees can only strengthen Winston Ridge as a community. We encourage you to avail yourself of HOA Board activities on each of the two websites established for this purpose or by attending our monthly meetings.
